TO TAKE NO ALCOHOL into the house.

TO NOT USE A OUIJA BOARD. Let’s not exacerbate the situation.

TO NOT PERFORM EXORCSIMS. Despite firm evidence to suggest you can’t exorcise a poltergeist, even if it were possible – 30ED wouldn’t be the same without ‘Fred’ would it now?

TO NOT ASK FOR A REFUND if ‘Fred’ doesn’t make an appearance or no activity is experienced (this isn’t Disney World).

TO DO MY RESEARCH before considering a less than 5* review (sometimes visitors are simply unlucky and get a quiet night – repeat – this is NOT Disney World, nothing is staged or faked).

TO NOT TAKE SOUVENIRS. Take photos, film yourselves or the entities; don’t nick props, door handles etc they took ages to find, are worthless and you run the risk of ‘Fred’ attaching himself to you/the object and following you home. Seriously.

TO LEAVE LIKE A GHOSTLY SHADOW. This is a quiet neighbourhood, and you may be leaving in the middle of the night. Shhh.

NO FLASH PHOTOGRAPHY OUTSIDE. 30ED is at the heart of a quiet neighbourhood full of decent folk, your camera flash can interrupt their sleep/lives. Please be respectful.

THAT COPYRIGHT of any images, footage, audio etc captured at 30 East Drive and considered paranormal in nature rests with the owner of 30 East Drive in the interests of maintaining an accessible archive for furthering debate. The owner has never stopped anyone from publishing interesting material in an amateur context. THAT I AM NOT AN IDIOT. The owner has opened the house because of the high levels of interest; he doesn’t want or need idiots to visit. If you are disrespectful by nature or confrontational in any way – do NOT visit. Life is too short. And besides, the owner advises you not to visit – he himself refuses to spend the night there.

TO TAKE RESPONSIBILITY OF MY KID(S). Children are allowed with a responsible adult; but you must clearly understand that you take full responsibility for them (and indeed yourself) when you enter 30ED.

TO NOT PARK OUTSIDE THE HOUSE. The house is on a busy bus lane and cars parked outside 30 East Drive cause blockages and disruption to the neighbourhood. Please park on the driveway or in nearby streets.

TO LEAVE THE HOUSE AS I FOUND IT. Please please (!) clean up after yourselves. Empty the fridge and bin (there is a large wheelie bin outside), wash utensils and wipe down surfaces. It is the right and respectful thing to do.

FINALLY AND MOST IMPORTANTLY: I ACKNOWLEDGE AND WHOLEHEARTEDLY AGREE THAT THE OWNER CANNOT BE HELD RESPONSIBLE FOR ANYTHING THAT DOES (OR INDEED DOESN’T) HAPPEN IN 30 EAST DRIVE, AND IN CROSSING THE THRESHOLD OF 30 EAST DRIVE, I DECLARE THAT: I TAKE FULL RESPOSIBILITY FOR MY ACTIONS AND WILL NEVER SEEK COMPENSATION OF ANY KIND, AND UNDERSTAND THAT ANY DISREGARD FOR THE ABOVE (PARTICULARLY DISRESPECTFUL BEHAVIOUR TOWARD CAROL) WILL RESULT IN MY IMMEDIATE EJECTION AND SUBSEQUENT BARRING FROM 30 EAST DRIVE
